Subcontractors, vendors, and trade partners — KSC is constantly bidding California franchise build-outs. We're always building a deeper bench of partners who hit our standards.
Steady work with a GC that pays on time.
We build for an extensive franchise roster — multiple Xponential Fitness, Sequel Brands, and Image Studios projects per year. Our trade partners get repeat opportunities, predictable schedules, and clean payment cycles.
Consistent Pipeline
Multiple concurrent franchise build-outs across California year-round. Repeat work for trades that perform.
100% On-Time Pay
Public BuildZoom record confirms 100% on-time payment to subs. Cash flow you can plan around.
Clean Scopes
Detailed scope packages, organized walks, no scope creep games. You know what you're bidding before you bid it.
Direct PM Access
You get the PM's cell number, not a callback queue. RFIs answered same day. Decisions made fast.
What we look for.
These are the standards KSC vets every trade partner against. Apply only if you can document each one — submissions that can't will be filtered out at the first read.
Strong applications include the actual numbers, certificates, and references. Vague answers like "we're insured" or "we've done lots of jobs" go to the bottom of the pile.
- ✓Licensing in good standing. Active CA contractor's license (and AZ where applicable) with appropriate classification for your trade. Verifiable on CSLB / AZ ROC.
- ✓General Liability insurance — $2M minimum aggregate. Higher limits required on larger projects. Certificate of insurance must name King Stud Contracting as additional insured.
- ✓Workers' Compensation insurance current and appropriate for crew size. Certificate required.
- ✓Auto & equipment insurance for company vehicles and tools.
- ✓DIR (Department of Industrial Relations) registration current for any prevailing-wage or public-works exposure.
- ✓Bondable for projects exceeding $250K where bonding is required by the owner.
- ✓Safety: OSHA-30 for supervisors or owners on-site, OSHA-10 for field crew. Active site-specific safety plans. EMR rate disclosed.
- ✓Commercial tenant improvement experience — preferably franchise build-out experience. Specifically: brand-spec adherence, tight schedules, multiple trades coordinating.
- ✓Capacity to commit without overcommitting on other projects. A trade that takes our job and then disappears for two weeks because of another GC's emergency won't get a second invitation.
- ✓Communication discipline. Responsive within one business day. Clear scope clarifications. Weekly status during builds. Owner or PM accessible directly.
- ✓Track record of on-time delivery and clean punchlists. References from other GCs who can confirm.
- ✓Pays own subs and suppliers on time. No mechanics' lien history. We check.
- ✓W9 and 1099 process established for fast onboarding. Tax docs current.
Submit your company for review.
Six sections. Takes 10–15 minutes if you have your insurance certs and references handy. Incomplete submissions go to the back of the queue — fill it out properly the first time.
How vetting works.
1. Review — We score your submission against our qualification standards. Strong applications get a follow-up within one week.
2. Document check — We verify license, insurance, references, and lien/payment history.
3. Discovery call — Quick conversation to align on capacity, scope, and pricing expectations.
4. First bid invitation — Approved trade partners get added to the bid list for the next relevant project.
We don't waste anyone's time. If you don't fit our standards we'll tell you, with specifics, so you know where to focus.
